Problem WV Family Wellness Center had three problems. First, a major internal drain that removed water from the roof system had been covered with EPDM and was not allowing water to disperse properly from the roof. Second, the seam along an entire wall flashing was beginning to separate and was allowing water to penetrate into the building. In addition, there were multiple A/C units on the roof that were leaking around the perimeter. Finally, due to the nature of a Black EPDM roof, roof temperatures during the summer months exceeded 150 F, causing a severe strain on energy costs (photo at top right).

Solution
The internal drain was opened back up, repaired and properly flashed. The entire roof system was properly cleaned with a commercial grade EPDM cleaner, removing all dust, dirt, debris and foreign matter. All seams, including wall flashing and perimeter of all A/C units, were sealed using a self-adhering, modified butyl rubber waterproofing tape (photo at middle right). The entire roof surface was coated with a TP Polymer coating that is specifically designed for use over smooth built up, modified bitumen, metal and single ply membranes including EPDM and Hypalon (photo at lower right). TP Polymer provides excellent adhesion in areas of ponding water and provides an 86% reflectivity rating. This reflectance rating can reduce the ambient temperature on a roof by as much as 50F. This translates to significant energy savings for the customer.
